1.Smoking is strictly prohibited within the rooms and balcony. If cigarette butts or odors are found during cleaning, it will be considered as smoking. Japanese insurance do not cover for the fire accidents for your stay so please make sure that you do not smoke.
If smoking is noticed, we will charge 20,000 JPY as a cleaning fee to remove smell.
※There are many fire alarms, please do not smoke in the room or veranda!
2. No pet
3.Please take your shoes off as you enter the room. If you do not obey the rules, we will charge 15,000 yen for cleaning fee.
4.Depending the extent of caster marks on the floor and the rubbish littered in the room, there will be additional charge, 30,000 yen, for the guest who makes the room unexpectedly dirty.
5.Please be mindful of the neighbors. Please do not make noise. In case there are complains from neighborhood, guest will be banned from apartment. In that case, Please note that we cannot help to the refund of the accommodation fee.
※ In some cases, the police will come. There is a police station around here.
6When you go out , please turn off all of the lights and air conditioning. In case of checking out with the lights of the room or air conditioner on, 10,000 JPY will be charged.
7.Please clean the tableware and cookware when they are used.
8.Please do not take the facilities. Fee will be charged when we know that guests take something from the house.
9.Please check out before AM10: 00.If you want to extend your stay, please let us know before your arrival. If you extend the checkout time without consultation to us, 10,000 JPY/hour will be charged.
10. It is sometimes impossible to reply immediately to the message of those who wish to check in after 22:00, be sure to read and print the document and prepare for yourself to go to the room.
11. My room is not a hotel, but a private residence, So there is a limit to the services that can be offered. Please understand that we cannot provide all requests.
12. We will not take responsibility even if you get lost without confirming the document that I gave you. Moreover, please understand that we do not accept any refunds for cancellation and claims that happened by guest's mistake.
13. We do not take any responsibility for any trouble that happen from the failure to observe the rules of the house, such as expenses, etc. Be sure to check the house rules and documents and then feel free to ask me anything.
14. My room is permitted by the government. and it is need to get a copy of the face photo page of all the passenger’s passport and signature of a special night’as accommodation contract.
15. We will charge 10,000 JPY as a fine if you throw away the garbage in the shared spare or the location that is not Unsuitable place during stay.
16. You will be charged a penalty of 20,000 yen / person x number of additional person when you use the room by more than the number you booked.
17. You will be also charged a penalty of 20,000 yen / person x number of additional person, despite it be family member or a friend using the room by more than the number you booked.
18.Due to the regulation of Osaka, bnb can only host guests who stay over 2 nights. Reservation cannot be accepted if it is less than 2 nights. Refund is not allowed even under the circumstances of early checkout. No exception. For example, if your reservation is 2 nights, but you only stay for 1 night. The rate of the rest one night cannot be refunded.
19.A fee of ¥ 10,000 will be charged for items that require payment for disposal if you left it in the room .
20. You can use the amenities freely like toilet paper and washing dishes during stay.
But If you need to add more amenities after running out of the amenities the host prepared that you need to buy it yourself.

21.Excessive use of water and electricity will be charged separately.(Leaving the water running, leaving the dryer on, etc.)
22. If you want to use the host's number when booking services such as a restaurant, taxi, etc., please contact the host through Airbnb chat in advance. If the host's contact information is used without permission and I receive a call from the service you booked, I will cancel the reservation as I will not know who made the reservation. Thank you for your understanding.
23.Items left behind will be stored for 7 days after check-out.
Food left behind, and laundry items left in the washing machine, will be disposed of on the day the guest checks out.
24.When you check out, please return the key at the same post box.Please do not lose room key.
If it happens: A fine of 38,500 yen for the cost of new key, new cylinder and the installation work
will be asked.
